Our client is looking for a Construction Manager specializing in Residential Developments (representing a well-regarded GTA based Developer) to join their team! While our client’s main office is based in North of the GTA, they are looking for someone to manage either local and/or new construction projects in the West-GTA (Oakville/Hamilton/Milton regions).

This individual must have experience working for a Residential Home Developer.

This individual will represent the Developer through site administration, contract administration, and the construction management of developing land for residential developments. This will be accomplished through contractor and third party management, negotiating agreements and contracts, resolution of problems that surface by subcontractors (including builders, municipalities, design and engineering consultancies, sub trades, etc.)

Duties and Responsibilities will include, but are not limited to:
• Respond to any issues that arise and provide guidance to ensure these are resolved and quality standards are consistently maintained
• Monitor production schedules, critical paths for projects, and cost control to ensure that homes are completed on time, meet expected quality and within budget
• Develop and maintain strong, productive relationships with third-party groups (such as builders/constructors, trades, municipalities, engineering, etc.)
• Communicate company’s quality and performance standards to each trade contractor and third party groups
• Negotiate prices and delivery of products/services in a timely, cost effective manner in conformance with company policies, procedures and budgets
• Control, develop and produce approved budgets and proformas with input from appropriate staff

Required Skills and Qualifications will include:
• Post-secondary education in a related field from an accredited institution
• 8-15+ years of experience in residential land development on behalf of a developer and/or residential construction
• Experience working for a residential developer
• Excellent conflict resolution skills
• Strong communication skills, both written and verbal
• Contract negotiation skills
